What is a Reverse Mortgage?

A reverse mortgage is a government-backed loan available to homeowners who are 62 or older. It allows you to convert a portion of your home equity into cash without selling your home or taking on a monthly mortgage payment.

You can receive your funds as a lump sum, monthly payments, a line of credit, or a combination of all three. However you choose to use the money is up to you, whether it is covering everyday expenses, paying off an existing mortgage, funding home improvements, or simply having a financial cushion for peace of mind.

As long as you live in the home as your primary residence and continue paying property taxes and homeowner's insurance, there is no repayment required. The loan becomes due when the last borrower sells the home or passes away.

The program has come a long way. Today's reverse mortgages are FHA-insured, heavily regulated, and require independent HUD-approved counseling before you can proceed. They are a far cry from the outdated version most people picture.
